The Myst (秘林嘉园) stands on 800 and 802 Upper Bukit Timah Road, District 23, on a 16,630 sqm site that was formerly the Tan Chong Industrial Park. Hillview MRT (DT3) on the Downtown Line is a five-minute walk from the sales gallery along Elizabeth Drive and approximately the same distance from the site itself, placing the CBD, Orchard Road and Marina Bay on a single interchange-free line. The site sits at the edge of the 164-hectare Bukit Timah Nature Reserve, the Rail Corridor runs along the western boundary and the Dairy Farm Nature Park begins three streets away, putting three separate nature areas within a 10-minute walk. The Myst MRT and Transport Connectivity
Hillview MRT (DT3) on the Downtown Line is the nearest station, a five-minute walk from the site. The Downtown Line runs underground from Bukit Panjang south to the CBD and east to Expo, with interchange stations at Bugis (EWL/CC bypass), MacPherson (CCL), Rochor (TEL from 2026), Botanic Gardens (CCL), Stevens (TEL) and Bukit Panjang (LRT). From Hillview the journey to Downtown station is approximately 30 minutes on one line without changing. Hume MRT (DT4), opened 28 February 2025, is one stop toward Beauty World and reduces the walking distance from the Hume Avenue side of the site. Beauty World MRT (DT5) is two stops in the same direction.
Three expressways connect the site by road: the Bukit Timah Expressway (BKE) is accessible directly from Upper Bukit Timah Road, joining the Pan Island Expressway (PIE) within minutes, which feeds onward to the Ayer Rajah Expressway (AYE) and the Central Expressway (CTE). The Kranji Expressway (KJE) is a separate direct route to the Causeway.
The Beauty World Integrated Transport Hub, which will connect the existing Beauty World MRT station directly to a new air-conditioned bus interchange via an underground linkway, is under construction and targeted to open in 2028 (LTA/Wikipedia, retrieved August 2026).

Nature, Green Spaces and the Rail Corridor
The 24-kilometre Rail Corridor runs from Kranji in the north to Tanjong Pagar in the south, passing directly alongside the site. The Corridor incorporates heritage rail structures including the original Bukit Timah Railway Station gallery, the Truss Bridges, the 9-mile Platform and the Lookout Deck, a six-metre-high viewing platform above the tree canopy that looks north over the Bukit Timah ridge. The northern section of the Corridor links directly to the Bukit Timah Nature Reserve without a road crossing.
The Bukit Timah Nature Reserve, at 164 hectares the largest patch of primary rainforest in Singapore, begins approximately 700m from the site. The Dairy Farm Nature Park is a 7-minute drive, and the Hindhede Nature Park and quarry viewpoint are 8 minutes away. The Chestnut Nature Park, at approximately 81 hectares the largest nature park on the island, is 7 minutes by car. Upper Peirce Reservoir Park is 8 minutes away, and the Singapore Quarry swimming area is 8 minutes. For those wanting a longer trail, the Rifle Range Nature Park is 13 minutes away and connects to the Central Catchment Nature Reserve network.
The Bukit Timah – Rochor Green Corridor, a planned riverine linear park along Bukit Timah Canal linking the Rail Corridor to the city, is shown on URA’s masterplan materials as a future green connection.
The Zhenghua Nature Park, immediately east of the reserve, is 6 minutes by car and connects the nature reserve to the town park network.
Shopping and Daily Amenities
Immediate daily needs are covered within a short walk or drive. HillV2 and The Rail Mall, both 3 minutes by car, carry supermarkets, F&B and lifestyle tenants alongside the Rail Corridor entry points. Junction 10 (3 min drive) is the neighbourhood mall at the Hillview-Chestnut junction. Bukit Panjang Plaza and Hillion Mall (4 min drive / 10-min walk) together form the Bukit Panjang town centre cluster with a wet market and hawker centre. The Senja Hawker Centre is part of the same cluster. Bukit Panjang Hub is a 10-minute walk.
For a wider selection, Lot One Shoppers’ Mall in Choa Chu Kang is 10 minutes by car and is served by Choa Chu Kang MRT with a bus interchange. The West Mall at Bukit Batok and Bukit Timah Shopping Centre are both within a 15-minute drive.
Schools near The Myst
The Bukit Timah and Bukit Panjang planning areas hold a concentration of schools at every level. Primary schools within the vicinity include Bukit Panjang Primary School (4-min drive), GESS International School (4-min drive) and Zhenghua Primary School (6-min drive). Bukit Batok Secondary School, Swiss Cottage Secondary School and Assumption Pathway School are within a 10-minute drive. Nanyang Polytechnic is accessible via the DTL. The Cashew, Hillview, King Albert Park, Tan Kah Kee, Stevens and Newton MRT stations on the Downtown Line each sit near clusters of schools along the line.

Sports and Community Facilities
SAFRA Choa Chu Kang, with swimming pools, gym, function rooms and a minimart, is a 5-minute drive. HomeTeamNS Bukit Batok and Bukit Gombak Stadium are within the same radius. Warren Golf and Country Club is 10 minutes by car. The Bukit Timah Saddle Club is adjacent to the Rail Corridor.
The Jurong Lake District and Western Region Growth
The western region of Singapore is the subject of two major URA and government-led transformation programmes that add long-term context to the Upper Bukit Timah corridor.
The Jurong Lake District (JLD), approximately 360 hectares surrounding Jurong Lake and the International Business Park, is designated in the URA Master Plan as Singapore’s largest business district outside the CBD, with mixed commercial, hospitality and residential uses. The district is served by Jurong East MRT (NSL/EWL) and will gain a direct Cross Island Line interchange (CRL Phase 2, targeted 2032) as well as a future connection to Changi Airport Terminal 5 via the CRL extension.
The Jurong Region Line (JRL), a 24-km fully elevated automated line with 24 stations, will open in phases: Phase 1 from Choa Chu Kang to Boon Lay is now targeted for mid-2028 (revised from end-2027; LTA announcement 4 March 2026), Phase 2 from Tengah to Pandan Reservoir in 2028, and Phase 3 extending to NTU and Jurong Pier in 2029. The JRL will add 60,000 more households to within a 10-minute walk of a train station in the western region. The Choa Chu Kang interchange (JRL/NSL/Bukit Panjang LRT) will be the nearest JRL connection to The Myst.
