The Myst (秘林嘉园) is a 408-unit private condominium at 800 and 802 Upper Bukit Timah Road, Singapore 678139 and 678140, in District 23 of the Outside Central Region. It is developed by CDL Aries Pte. Ltd. (Co. Reg. No. 202137680K, Developer Licence C1454), a wholly-owned subsidiary of City Developments Limited. The land comprises Lots 00713K, 01766L, 99950N and 01763K, all of Mukim 14 at Upper Bukit Timah Road, formerly the Tan Chong Industrial Park, together measuring 16,630.30 sqm (179,008 sqft) at a plot ratio of 2.1, and it is held on a 99-year lease with effect from 11 May 2023. The project account is held with DBS Bank Ltd under Project A/C No. 003-700160-0.

The development is arranged as two blocks of 24 storeys, Block 800 and Block 802, above a basement carpark and communal facilities, giving seventeen residential stacks in total. The modest plot ratio is what shapes the site: roughly 75% of the land is landscape and about 25% is building footprint, which leaves room for 47 numbered facilities rather than a single clustered pool deck. Carparking runs to 330 lots, including four electric vehicle charging lots and four accessible lots, with bicycle lots provided at basement level. Foundation works were estimated for Q2 2024, expected Temporary Occupation Permit is 31 March 2029 and expected legal completion is 31 March 2032. Cashew MRT (DT2) on the Downtown Line is a five-minute walk from the development, and the Bukit Panjang Integrated Transport Hub, which combines a Downtown Line station, the Bukit Panjang LRT, a bus interchange and Hillion Mall under one roof, is about ten minutes on foot. The Rail Corridor runs directly past the site, and the Cashew Avenue Good Class Bungalow area sits immediately to the north. The Myst Facilities

 

There are 47 numbered facilities at The Myst, organised into five landscape sanctuaries plus two clubhouses and distributed across the site rather than concentrated in one corner. A second-storey decked layer runs above the ground plane, so the walk between spaces passes under the tree canopy rather than across an open deck.

The Lush Sanctuary holds all four pools. The headline is a 50m Infinity Pool, a genuine full-length lap pool rather than a 50m-long leisure pool with a swimmable section, alongside a Family Pool with its own deck, a separate Kids Pool and a Jet Pool. The Gymnasium, Spa Alcove, Relaxation Pool Deck and a Changing Room with Steam Room sit in the same zone. Four pools across 408 units means the lap pool is not doubling as the children’s pool, which is the usual compromise at this development size.

The two clubhouses are set up to do different jobs. Grand Club sits at the arrival end, with the Social Lounge at ground level and a Function Room and Outdoor Deck on the second storey, positioned for larger gatherings and for guests arriving through the Arrival Court. Lush Club sits inside the pool zone and holds Private Dining, an Entertainment Room and a Co-working Lounge, the last of which effectively extends any unit being used as a work-from-home base.

The second-storey layer carries the Treetop Walk, the Forest Pavilion, the Party Pavilion and the Social Pavilion, plus Grand Club’s Function Room and Outdoor Deck. The Forest Adventure playground sits at ground level directly beneath the elevated walkway, so the play area and the treetop route occupy the same footprint at two different heights. The Tennis Court is at Basement 1.

The Tranquil Sanctuary is the quieter end of the site, carrying the Jogging Trail, the Forest Lounge, two pavilions and a dedicated Pets Lawn. The Pets Lawn is a named facility in its own right, separate from the Tranquil Lawn and the Grand Lawn, which removes the common friction of pets being excluded from a development’s main turfed areas. Fittings, Appliances and Interior Schemes

 

One brand set runs across the entire development: kitchen appliances come from Bosch and Smeg, and sanitary wares and fittings come from Geberit, Kohler, Hansgrohe and Franke, on every unit type from the 1-Bedroom + Study to the 5-Bedroom. What does step by unit type is the cooking and hot water arrangement. The Specifications of the Building split it two ways: the 1-Bedroom + Study, 2-Bedroom, 2-Bedroom + Study and the 850 sqft 3-Bedroom (Type C1) take an induction hob and an electric water heater. The 915 sqft 3-Bedroom (Type C2) and everything above it, the 3-Bedroom Premium, 3-Bedroom Premium + Study, 4-Bedroom and 5-Bedroom, take a gas hob and a gas water heater, with town gas piped to the wet kitchen. The split follows the wet kitchen rather than the bedroom count, which is why one 3-Bedroom cooks on induction and the other on gas. Every type receives a cooker hood, built-in oven, fridge and washer cum dryer, kitchen cabinets with a quartz countertop, and air-conditioning to the living and dining areas, bedrooms and study.

The finishes schedule is consistent across types: tiles with skirting in the living, dining and kitchen areas, vinyl flooring in the bedrooms and walk-in wardrobes, and tiles in every bathroom. Master and Junior Master baths carry a shower mixer set with an overhead rain shower; common baths take a shower mixer set. Each bath has a mirror cabinet and a quartz vanity countertop.

 

What does change by unit size is the interior palette, and the development runs two distinct schemes rather than one.

The Hazel scheme covers the 1-Bedroom + Study and 2-Bedroom types. It works in white ash, earthy stone and champagne metal accents, intended as a light and versatile backdrop with a still, meditational quality drawn from the calmness of nature. Pale finishes suit the compact plans because they hold onto whatever natural light the unit receives.

The Umber scheme covers the 3-Bedroom, 4-Bedroom and 5-Bedroom types. It is built on riftwood, reflective glass and a marble accent, chosen for maturity and balance and intended as a timeless base for a family home to evolve within. Anyone cross-shopping a large 2-Bedroom against a small 3-Bedroom is therefore also choosing between two genuinely different interiors, not two colourways of the same one, and both are worth seeing at the The Myst showflat before deciding.

 

 

Ceiling Heights

 

The Ceiling Height Schedule in the Specifications of the Building puts the living, dining, bedrooms, study, utility and Household Shelter at 2.85m. Corridors to bedrooms, walk-in wardrobes, kitchens, wet kitchens, stores and yards run 2.4m, where services are routed overhead. Bathrooms run 2.42m generally and 2.44m at the shower area. Balconies and Private Enclosed Spaces are taller than the rooms behind them at 2.90m, rising to 3.25m on the 24th-storey balconies.

Dry kitchens carry one exception worth knowing before comparing the two 3-Bedroom layouts: every dry kitchen in the development runs 2.85m except Type C2’s, which runs 2.4m. On the 24th storey the ceiling over the living and dining opens to 4.5m above the strata void on every unit, and over the dry kitchen too on every top-floor type that has one, again with the C2(d) as the one exception.


 

Smart Home and Smart Community Features

 

Every unit at The Myst is fitted with a Smart Home Gateway for remote control of the provided smart devices through a smart home app, a Smart Digital Lockset on the main door that opens by remote, pincode, biometrics, key or access keytag, Smart Lighting Controls for the foyer, Smart Air Con Controls for cooling the home ahead of your return, and Smart Surveillance through a smart camera. Voice control runs through the Google Home app rather than a developer-built proprietary app, which also brings news, weather, traffic, reminders and music through the same assistant.

At development level, a smart community layer covers the estate itself. Smart Invite generates a QR code so pre-registered visitors can admit themselves, Smart Booking handles facility reservations, and Smart Audio Video Telephony lets a visitor announce their arrival from the lift lobby to be admitted from within the unit.

 

Residential Services

The Myst runs a Residential Host team rather than a plain concierge desk, and the service list splits into three groups. Welcome and assistance covers arrival welcome, reception service, wet weather assistance and transport arrangements. Estate and living covers estate and local information, facility reservations, delivery acceptance and loan of a wheelchair. The third group, service requests, is where charges apply: hotel and restaurant reservations are arranged as part of the service, while laundry and housekeeping, a private chef or caterer for parties, pet care and grooming, mail and courier services, and handyman and pest control services are chargeable and subject to terms and conditions.


 

Sustainability and BCA Green Mark GoldPlus

 

Passive cool design. The two blocks are deliberately oriented on a north-south axis, which is the orientation that minimises the number of units taking direct morning and afternoon sun on their long façade. The façades carry brise soleil screening and extensive vertical fins, backed by a glass specification chosen to reduce solar heat gain, and residential units are designed with adequate openings for natural ventilation. Deep balconies and horizontal ledges shade the interiors. These are thermal comfort decisions rather than purely visual ones.

Energy efficiency. Energy-efficient air-conditioning serves both residential units and common areas, LED light fittings and energy-efficient electrical equipment are used throughout, motion sensors control lighting demand in common areas, and the lifts run Variable Voltage Variable Frequency drives with sleep mode.

Water and materials. Water-efficient fittings are specified for both units and common areas, and sustainable materials were selected to reduce the development’s embodied carbon.

Waste and transport. A pneumatic waste collection and disposal system is provided, with double refuse chutes separating recyclable from non-recyclable waste. Bicycle lots at basement level support car-free commuting, and a smart condominium management system handles facility booking and operational feedback.


 

The Myst Unit Distribution Chart

 

 
The 408 units are divided between two blocks across seventeen stacks. Block 800 carries stacks 01 to 08, eight stacks of 24 storeys for 192 units. Block 802 carries stacks 09 to 17, nine stacks of 24 storeys for 216 units. Every stack runs the full height of its block from the 1st storey to the 24th, with no short stacks and no gaps in the columns, which is unusual enough to be worth stating plainly.

The mix leans towards the middle of the range rather than the extremes: 48 units of 1-Bedroom + Study, 97 of 2-Bedroom, 48 of 2-Bedroom + Study, 47 of 3-Bedroom, 48 of 3-Bedroom Premium, 48 of 3-Bedroom Premium + Study, 49 of 4-Bedroom and 23 of 5-Bedroom. There are two genuine irregularities on the chart, and neither is a misprint. Stack 04 in Block 800 runs the 850 sqft Type C1 3-Bedroom on storeys 2 to 24, but its 1st-storey unit is instead a 732 sqft Type B2 2-Bedroom. Stack 16 in Block 802 runs the 1,690 sqft Type E1 5-Bedroom on storeys 2 to 24, but its 1st-storey unit is a 1,453 sqft Type D1 4-Bedroom. That makes B2 and D1 one-off layouts, a single unit each out of 408, and both are ground-floor units with a Private Enclosed Space rather than a balcony. It also explains why the official unit mix table shows no ground-floor size at all for the 850 sqft 3-Bedroom and the 5-Bedroom: neither type has a 1st-storey unit anywhere in the development.

Unit type names carry a suffix convention that is worth decoding before reading the chart. A type with no suffix, such as B1, is the typical unit on storeys 2 to 23. The same type with a (p) suffix is the 1st-storey version, with a Private Enclosed Space instead of a balcony. The same type with a (d) suffix is the 24th-storey version, which gains a strata void above the living and dining area, and above the dry kitchen on the Premium types, with a 4.5m ceiling there. All three share the same stack and the same internal layout. The (d) units are larger on paper by between 140 and 344 sqft depending on type, but that addition is void volume rather than usable floor area, so a top-floor price per square foot should only be compared against another top-floor figure.

A number of unit types also carry floor-specific annotations on their plans. Security screens are provided from the 8th storey on one group of stacks and from the 12th storey on another, and air-conditioner ledge sizes vary on selected floors within some stacks. Two units of the same type in the same stack are therefore not always identical at the edges, and it is worth requesting the plan annotated for the exact unit number rather than working from the generic type plan.
