How payment is structured before TOP

The Myst is sold under the standard Progressive Payment Scheme that applies to uncompleted private residential property in Singapore, tied to construction milestones rather than a single deferred lump sum. Booking takes 5% upon the Option to Purchase, with a further 15% due on signing the Sale and Purchase Agreement. From there, payment follows the build: 10% on completion of foundation work, 10% on completion of the reinforced concrete framework, 5% on completion of partition walls, 5% on completion of roofing and ceiling work, 5% on completion of door and window frames, electrical wiring and internal plastering, and 5% on completion of car park, roads and drains. The largest single tranche, 25%, falls due on the issuance of the Temporary Occupation Permit, with the final 15% due on legal completion.

How much of each stage is met by cash, CPF or bank loan depends on the buyer’s chosen loan quantum and is best worked out with a banker or the developer’s sales team. This summary reflects the standard schedule and is not financial advice.

Two unit types exist as a single unit each

Most stacks at The Myst run the same unit type from the 1st storey to the 24th. Two do not. Stack 04 in Block 800 runs the 850 sqft Type C1 3-Bedroom for its entire height, except at the 1st storey, where the unit is instead a 732 sqft Type B2 2-Bedroom. Stack 16 in Block 802 runs the 1,690 sqft Type E1 5-Bedroom all the way up, except at the 1st storey, where it becomes a 1,453 sqft Type D1 4-Bedroom.

That makes B2 and D1 one-off layouts, a single unit each out of 408. Both are ground-floor units with a Private Enclosed Space rather than a balcony. It also explains a quirk in the official unit mix table: the 850 sqft 3-Bedroom and the 5-Bedroom show no ground-floor size at all, because neither type has a 1st-storey unit anywhere in the development.

A 5-minute walk to Cashew MRT, a 10-minute walk to Bukit Panjang Integrated Transport Hub

The Myst sits at 800 and 802 Upper Bukit Timah Road, on the site of the former Tan Chong Industrial Park, in a pocket of Upper Bukit Timah bounded by the Rail Corridor to the west and Hazel Park Condominium to the east. Cashew MRT on the Downtown Line is a 5-minute walk, and Bukit Panjang Integrated Transport Hub, which combines the Downtown Line station, the LRT, the bus interchange and Hillion Mall under one roof, is about 10 minutes on foot. The Cashew Avenue Good Class Bungalow area sits immediately to the north.

Schools, station by station along the Downtown Line

One of the arguments for this stretch of the Downtown Line is that a single train ride strings together a large share of Singapore’s best-known schools, which matters for families thinking a decade ahead rather than one year ahead.

From Cashew, the home station, the nearby schools are Greenridge Secondary School, Bukit Panjang Primary School and CHIJ Our Lady Queen of Peace. One stop away at Hillview are St Francis Methodist School and the German European School Singapore. Bukit Panjang station adds a Korean Church kindergarten. Further down the line, King Albert Park serves Methodist Girls’ Primary and Secondary School, Ngee Ann Polytechnic, SIM and SUSS. Tan Kah Kee opens onto Raffles Girls’ School, Nanyang Girls’ High School, Hwa Chong Institution, Hwa Chong International School and National Junior College. Stevens serves Singapore Chinese Girls’ School, and Newton serves Anglo-Chinese School (Junior). Zhenghua Primary School and Swiss Cottage Secondary School are also within the wider neighbourhood.

The Rail Corridor: what is actually on the doorstep

The Rail Corridor is a 24-kilometre green passage running from Kranji in the north down to Bukit Timah in the south, built along the route of the former Malayan Railway. The Myst sits directly beside its northern stretch, which is the single strongest reason the north and south view corridors described further down this page stay open.

Walking or cycling south from the development leads past a 6-metre-high Lookout Deck with views over Bukit Timah Nature Reserve and Dairy Farm Nature Park, the Upper Bukit Timah Truss Bridge, the 9-mile Platform, Singapore Quarry, the Bukit Timah Truss Bridge and finally the restored Bukit Timah Railway Station, which now houses a heritage gallery and functions as a community node. The corridor connects into the wider Park Connector Network, so Bukit Batok Town Park, Little Guilin, Bukit Panjang N2 Park, Petir Park and Cashew Road Interim Park are all reachable on foot or by bicycle without touching a main road.

Longer-range plans for the west, and what is not yet dated

Two larger west-region projects appear in the Urban Redevelopment Authority’s long-term planning and are often raised in connection with this part of Singapore. Neither carries a confirmed completion date, and both should be read as planning intent rather than as scheduled infrastructure.

Jurong Lake District is planned as a 360-hectare mixed-use business district, intended to be the largest such district outside the city centre, combining offices, housing, amenities and green space, with a leisure and recreational cluster planned around Jurong Lake. Jurong Innovation District is planned as an advanced manufacturing district served by six future Jurong Region Line stations, clustering manufacturers, technology providers and research institutions near Nanyang Technological University.

Separately, and closer to home, Beauty World MRT Station is planned as a future integrated transport hub. It is a 9-minute drive from The Myst.

Views & Orientations

Two view corridors, north and south, and a neighbourhood that mostly stops at six storeys

The Myst is two 24-storey blocks on a site where almost everything immediately around it is lower. That is the whole view argument, and it is worth understanding in specifics rather than taking “unobstructed” at face value.

What the surrounding buildings actually top out at

Directly west, across Upper Bukit Timah Road, sit The Linear Condominium at 6 storeys and, beyond it, the Rail Corridor and the MINDEF site, which is largely open land and low-rise. Immediately north is Bukit 828 at 6 storeys and Fajar Secondary School at 4 storeys. South and southeast, Hazel Park Condominium runs at 5 storeys on the near side and 19 storeys further back, with 2-storey landed housing beyond it.

The taller neighbours are further out: Maysprings Condominium at 24 storeys and the Gangsa Road HDB blocks at 25 storeys to the north, and Cashew Heights Condominium at 6 to 16 storeys to the east. At 24 storeys, The Myst sits level with the tallest of its neighbours and well above everything in its immediate ring, which is what makes the north and south corridors credible from the middle floors up rather than only from the top.

How much separation there is from the nearest buildings

Approximate distances from the development’s own boundary give a sense of privacy at the edges. Hazel Park Condominium sits roughly 45 metres away at the closest point on the east side and about 60 metres from the southern block. Fajar Secondary School is about 90 metres to the north, and the shophouse row to the west is about 45 metres away. These are indicative measurements taken off the site plan rather than surveyed figures.

The view photographs were shot at roughly 16th-storey height

The north and south view photographs used in the marketing material were taken on site at approximately 49 metres above ground, which corresponds to about the 16th storey of the finished building. That is a useful anchor: what those images show is roughly what a 16th-floor unit will see, not what the 24th floor will see, and units on the lower floors will see meaningfully less. The images are subject to actual site verification once the building tops out.

The architecture: crown, brise soleil and a north-south orientation

Both towers are capped by an articulated crown, a nature-inspired abstract feature that gives the pair a distinct roofline against the low-rise surroundings. The façades carry a brise soleil, an architectural screen that deflects direct sunlight to cut heat gain inside the building, backed by extensive vertical fins and a glass specification chosen for the same purpose.

The buildings are deliberately oriented on a north-south axis, which is the orientation that minimises the number of units taking direct morning and afternoon sun on their long façade. Residential units also carry deep balconies and horizontal ledges that shade the interiors. These are the same features that earn the development its green certification, so they are worth reading as thermal-comfort decisions rather than purely visual ones.

Unit Types & Floor Plans

Eight bedroom configurations, fifteen unit types, and a suffix system worth decoding first

The Myst offers eight bedroom configurations across fifteen distinct unit types, spread over two blocks of 24 storeys each: Block 800 carries stacks 01 to 08, and Block 802 carries stacks 09 to 17. Sizes run from 517 sqft for a 1-Bedroom + Study up to 2,034 sqft for a top-floor 5-Bedroom. Every stack runs from the 1st storey to the 24th, with no short stacks and no gaps.

Reading the unit type names: a type with no suffix, such as B1, is the typical unit on storeys 2 to 23. The same type with a (p) suffix, such as B1(p), is the 1st-storey version with a Private Enclosed Space instead of a balcony. The same type with a (d) suffix, such as B1(d), is the 24th-storey version, which gains a strata void above the living and dining area and a 4.5m ceiling there. All three share the same stack and the same internal layout.

Two stacks, one layout, mirrored

A1S and A1Sa are the same 517 sqft plan drawn as a mirror image of each other, sitting side by side in stacks 14 and 13 of Block 802. Each carries a Master Bedroom with Master Bath, a separate Study, an open Kitchen with a combined washer-dryer position, a Living and Dining area and a balcony. Choosing between them is a question of which way the balcony faces, not of what you get inside.

The 657 sqft figure on the 24th storey is not extra floor area. It is the same 517 sqft plan plus 13 sqm of strata void above the living and dining, where the ceiling opens up to 4.5m. You get the volume, not the floorspace.

2-Bedroom (Types B1, B1a, B2)

The 2-Bedroom is the volume type, and B2 is the exception

At 97 units, the 2-Bedroom is the single largest group in the development, and 96 of those 97 are the same 678 sqft plan: B1 across three stacks and B1a, its mirror image, across a fourth. All carry a Master Bedroom with Master Bath, a second Bedroom with Bath 2, an open Kitchen and a balcony.

B2 is the odd one out. It exists once, at Block 800 #01-04, sitting at the base of a stack that is otherwise 3-Bedroom all the way up. At 732 sqft it is the largest 2-Bedroom in the development, and being a 1st-storey unit it comes with a Private Enclosed Space rather than a balcony.

2-Bedroom + Study (Type B3S)

B3S is a single layout repeated across two stacks, one in each block, and it is one of only two unit types built as a showflat. For 22 sqft more than the standard 2-Bedroom, it adds a Study alongside the Master Bedroom with Master Bath, a second Bedroom with Bath 2, a Kitchen with a separate store, and a balcony. If the choice between a 2-Bedroom and a 2-Bedroom + Study is what is holding you up, this is the one type in that decision you can actually walk through in person.

3-Bedroom (Types C1, C2)

C1 is a compact dumbbell layout, C2 is a conventional one

These two are not simply a small and a large 3-Bedroom. C1, at 850 sqft, is a dumbbell plan: the Master Bedroom sits at one end, Bedroom 3 at the other, and the Living, Dining and Kitchen occupy the middle, with Bedroom 2 off the central spine. It is the more space-efficient of the two, and it works on the logic that you rarely need the bedrooms adjacent to each other.

C2, at 915 sqft, is the conventional arrangement, with the three bedrooms grouped along one side and the living spaces along the other. The 65 sqft difference also buys a real functional upgrade: C2 splits its kitchen into a dry kitchen and a wet kitchen, where C1 has a single kitchen. For anyone who cooks with heat and oil regularly, that split is the more meaningful distinction between the two.

C1 also has the smaller unit count of the two, at 23 rather than 24, because the 1st storey of its stack is the one-off B2 2-Bedroom rather than a C1.

3-Bedroom Premium (Types C3P, C3Pa)

What “Premium” buys over the standard 3-Bedroom

C3P and C3Pa are mirror images of each other, one in each block. Against the standard 3-Bedroom, the Premium adds a proper service zone at the rear: a dry kitchen and a separate wet kitchen, a Yard, a Utility room and a standalone WC in addition to the Master Bath and Bath 2. That is the practical difference, a home that can absorb a live-in helper and heavy cooking without either intruding on the living space.

On the 24th storey, the strata void extends over the living, dining and dry kitchen rather than just the living and dining, which is why the top-floor figure jumps by 194 sqft rather than the roughly 150 sqft seen on the smaller types.

3-Bedroom Premium + Study (Types C4PS, C4PSa)

A Study, a Walk-in Wardrobe and a Household Shelter

The step from 3-Bedroom Premium to 3-Bedroom Premium + Study is 130 sqft, and it buys three things rather than one. The Study sits between Bedroom 3 and the Living area. The Master Bedroom gains a Walk-in Wardrobe between the bedroom and the Master Bath. And the Utility room of the C3P types is replaced by a Household Shelter, which is the reinforced store that doubles as a civil defence shelter.

C4PS and C4PSa are mirror images of one another, one in each block. Everything else, the dry and wet kitchen split, the Yard, the separate WC, carries over from the Premium tier below.

4-Bedroom (Types D1, D2)

The Jack & Jill bathroom, and why D2 has three full baths

D2 is the other showflat unit, and the bathroom arrangement is the part worth seeing in person. Beyond the Master Bath, it carries Bath 2 configured as a Jack & Jill between Bedroom 2 and Bedroom 3, with a door into each, plus a separate Bath 3 serving Bedroom 4, plus a WC off the service area. Three full bathrooms and a WC across four bedrooms is generous for the size, and the Jack & Jill in particular is a layout you either want or actively do not, which is hard to judge from a plan.

The rest of the unit runs a Master Bedroom with Walk-in Wardrobe, a dry and wet kitchen split, a Yard and a Household Shelter. The two D2 stacks, one in each block, are mirror images of each other.

D1 is a one-off at Block 802 #01-16, sitting beneath a stack that is otherwise 5-Bedroom. At 1,453 sqft it is 65 sqft smaller than D2 and carries two full baths plus a WC rather than three plus a WC, and as a 1st-storey unit it has a Private Enclosed Space instead of a balcony.

5-Bedroom (Type E1)

The 5-Bedroom trades a common bathroom for a Junior Master suite

E1 is the largest layout at The Myst and the only 5-Bedroom, occupying a single stack in Block 802. Set against the 4-Bedroom D2 directly, the change is a specific one: a common bathroom comes out, and a Junior Master suite goes in. The result is a Master Bedroom with Master Bath and Walk-in Wardrobe, a separate Junior Master Bedroom with its own Junior Master Bath, and Bedrooms 3, 4 and 5 sharing Bath 3, plus a WC off the service area.

It also gains a dedicated Store on top of the Household Shelter, and keeps the dry and wet kitchen split and Yard from the tier below. Two ensuite bedrooms in one apartment is the feature to weigh here, since it is what makes the layout work for multi-generational households rather than simply for larger ones.

E1 has 23 units rather than 24 because the 1st storey of its stack is the one-off D1 4-Bedroom.

Why the 24th-storey sizes jump so much, and what you are actually buying

Every stack’s 24th-storey unit is larger on paper than the identical unit below it, by between 140 and 344 sqft depending on type. None of that is usable floor area. It is strata void: the ceiling above the living and dining, and on the Premium types above the dry kitchen as well, opens up to 4.5m instead of the standard 2.85m, and the empty volume created is counted into the strata area.

The void allocations run 13 sqm for the 1-Bedroom + Study, 14 sqm for the 2-Bedroom + Study and the 915 sqft 3-Bedroom, 15 sqm for the 2-Bedroom, 16 sqm for the 850 sqft 3-Bedroom, 18 sqm for the 3-Bedroom Premium, 20 sqm for the 3-Bedroom Premium + Study, 31 sqm for the 4-Bedroom and 32 sqm for the 5-Bedroom. What you gain is a genuinely dramatic double-height living space and the light that comes with it. What you should not do is compare a 24th-storey price per square foot against a typical-floor price per square foot as though the two are measuring the same thing.

Floor-specific variations within a single stack

Several unit types carry floor-specific notes on their plans, marking configurations that apply only from a certain storey upward. Security screens are provided from the 8th storey on one group of stacks and from the 12th storey on another, and air-conditioner ledge sizes vary on selected floors within some stacks.

The practical consequence is that two units of the same type in the same stack are not always identical at the edges. Before committing to a specific floor, it is worth asking for the plan annotated for that exact unit number rather than working from the generic type plan.

The two kitchen and hot water schemes

This is the one specification that genuinely steps by unit type, and it follows the wet kitchen rather than the bedroom count. That is why the two 3-Bedroom layouts sit on opposite sides of it.

Every type receives a cooker hood, built-in oven, fridge and washer cum dryer regardless of scheme, with quartz countertops on the kitchen cabinetry and the vanity counters. Master and Junior Master baths take a shower mixer set with an overhead rain shower; common baths take the shower mixer set.

Hazel and Umber are two different design arguments, not two colourways

The Hazel scheme covers the 1 and 2-Bedroom types and is built on a soft palette of white ash, earthy stone and champagne metal accents. The intent is a light, calm, versatile backdrop, and it suits the smaller units because pale finishes hold onto whatever natural light a compact plan gets.

The Umber scheme covers the 3, 4 and 5-Bedroom types and works in the opposite direction: riftwood, reflective glass and a marble accent, chosen for a darker, more grounded feel intended to age well as a family home changes around it. If you are cross-shopping a large 2-Bedroom against a small 3-Bedroom, be aware that you are also choosing between two genuinely different interiors, and it is worth seeing both showflats rather than assuming the finish carries over.

The smart home and smart community package

Every unit is fitted with a Smart Home Gateway that lets the provided smart devices be controlled remotely through a smart home app, a Smart Digital Lockset on the main door that opens by remote, pincode, biometrics, key or access keytag, Smart Lighting Controls for the foyer, Smart Air Con Controls for cooling the home ahead of your return, and Smart Surveillance through a smart camera. Voice control runs through the Google Home app rather than a developer-built app, which also means news, weather, reminders and music are available through the same assistant.

Alongside the in-unit features, a smart community layer covers the development itself: Smart Invite generates a QR code so pre-registered visitors can let themselves in, Smart Booking handles facility reservations, and Smart Audio Video Telephony lets visitors announce themselves from the lift lobby so you can admit them from the unit.

Residential Services, and which parts are chargeable

The Myst runs a Residential Host team rather than a plain concierge desk, and the service list splits into three groups. Welcome and assistance covers arrival welcome, reception service, wet weather assistance and transport arrangements. Estate and living covers estate and local information, facility reservations, delivery acceptance and loan of a wheelchair. These are part of the service.

The third group, service requests, is where charges apply. The four pools, and what each one is for

The headline pool is the 50m Infinity Pool in the Lush Sanctuary, which is a genuine full-length lap pool rather than a 50m-long leisure pool with a swimmable section. Alongside it sit the Family Pool with its own deck, a separate Kids Pool, and a Jet Pool for the hydrotherapy end of things. The Relaxation Pool Deck and Spa Alcove sit within the same zone as the wet lounging areas, and the Changing Room includes a Steam Room.

Four pools across 408 units is a reasonable ratio, and the useful part of this arrangement is that the lap pool is not doing double duty as the children’s pool, which is the usual compromise in developments of this size.

Two clubhouses, and what each one is set up to do
