The Myst has 408 units drawn as fifteen individually named layouts, and those fifteen layouts group into eight price bands running from the 517 sqft 1 Bedroom + Study to the 2,034 sqft 5 Bedroom on the 24th storey. Every one of the seventeen stacks runs the full 24 storeys, so most layouts repeat 23 or 24 times. Two do not: Type B2 and Type D1 are single units, each occupying the 1st storey of a stack given over to a different layout above.

The Myst is non-harmonized. Every plan in the eBrochure states that the area includes the air-conditioner ledge, the balcony and the strata void where applicable, and excludes the reinforced concrete ledge.

The two blocks sit on a 16,630.30 sqm site bounded by Upper Bukit Timah Road to the west, with the Rail Corridor immediately beyond it. Block 800 carries stacks 01 to 08 and Block 802 carries stacks 09 to 17, both rising 24 storeys, for 192 and 216 units respectively. The 1st storey holds the Private Enclosed Space units and the arrival sequence, from the Welcome Boulevard through the Grand Drop-off to the Residential Services Counter. Basement 1 holds the tennis court, the bin centre, the substation and the bulk of the 330 carpark lots. The 2nd storey carries the Function Room and Outdoor Deck of the Grand Club, the Forest, Party and Social Pavilions, and the Treetop Walk.

The layout of units at The Myst Condo are squarish and regular, maximizing the use of space. With 1 Bedroom + Study units to 5 Bedroom units, there is an ideal unit for every family size and space preference.

One thing to check before comparing plans across bands: the cooking and hot water arrangement is not uniform. The 1 Bedroom + Study, both 2 Bedroom bands and the 850 sqft 3 Bedroom take an induction hob with an electric water heater. The 915 sqft 3 Bedroom and every larger type takes a gas hob with a gas water heater and town gas piped to the wet kitchen. The split follows the wet kitchen rather than the bedroom count, which is why the two 3 Bedroom layouts differ from one another on this point. The full schedule is on the Project Information page.

1 Bedroom + Study Floorplan Layout

Two layouts, A1S and A1Sa, the same plan drawn as a mirror image. 48 units in total, both stacks in Block 802: stack 14 is the A1S and stack 13 the A1Sa. 517 sqft on a typical floor, 657 sqft on the 24th storey where a 13 sqm strata void lifts the living and dining ceiling to 4.5m. One full bathroom and no WC. Induction hob and electric water heater, with seven lighting points and fourteen 13A power points, the lightest electrical provision in the development. The Master Bedroom sits at one end with its own bath, the Study is an enclosed room rather than a corner of the living area, and the kitchen is open with a combined washer and dryer position. The two layouts are identical in area and content, so the choice between them is which way the balcony faces.

2 Bedroom / 2 Bedroom + Study Floorplan Layout

Four layouts across two bands, 145 units in all, from 678 sqft to 850 sqft. The 2 Bedroom band holds B1 (72 units, Block 800 stack 01 and Block 802 stacks 09 and 12), B1a (24 units, Block 800 stack 08, the mirror of B1) and B2, a single unit at Block 800 #01-04 with a Private Enclosed Space in place of a balcony. The 2 Bedroom + Study band holds B3S alone, 48 units across Block 800 stack 05 and Block 802 stack 17, and it is one of the two built show units. Top-floor variants run 840 sqft on the 2 Bedroom (15 sqm void) and 850 sqft on the 2 Bedroom + Study (14 sqm void).

Two full bathrooms in every layout here and no WC, with an induction hob and electric water heater throughout. What 22 sqft buys between B1 and B3S is the Study: an enclosed room beside the Master Bedroom, plus a separate store off the kitchen. B2 is the only layout in the band with ground-level outdoor space, and at 732 sqft it is larger than a typical B1 because the Private Enclosed Space counts toward the stated area.

3 Bedroom Floorplan Layout

Two layouts, and they are not variants of one another. Type C1 at 850 sqft, 23 units in Block 800 stack 04 on storeys 2 to 24, is a dumbbell plan: Master Bedroom at one end, Bedroom 3 at the other, a single kitchen with no dry and wet split. Type C2 at 915 sqft, 24 units in Block 800 stack 07, groups the three bedrooms along one side and adds a dry kitchen, a wet kitchen and a separate WC. 47 units in the band. Top-floor variants are 1,023 sqft (C1, 16 sqm void) and 1,066 sqft (C2, 14 sqm void).

Both carry two full bathrooms; only C2 adds the WC. This is the band where the specification splits: C1 takes the induction hob and electric water heater used in the smaller types, while C2 takes the gas hob, gas water heater and town gas used in every type above it. C2 is also the single exception to the dry-kitchen ceiling height, at 2.4m where every other dry kitchen in the development runs 2.85m. If a wet kitchen matters, C2 is the layout; if the open plan and the lower entry size matter more, C1 is.

3 Bedroom Premium / 3 Bedroom Premium + Study Floorplan Layout

Four layouts across two bands, 96 units. The Premium band is C3P (Block 802 stack 15) and C3Pa (Block 800 stack 02), mirror images, 48 units, 1,033 sqft rising to 1,227 sqft on the 24th storey with an 18 sqm void that runs over the living, dining and dry kitchen. The Premium + Study band is C4PS (Block 802 stack 11) and C4PSa (Block 800 stack 06), also mirrors, 48 units, 1,163 sqft rising to 1,378 sqft with a 20 sqm void.

Both bands carry two full bathrooms plus a separate WC, a dry and wet kitchen split and a Yard, and both take the gas hob, gas water heater and town gas. The 130 sqft step from Premium to Premium + Study buys three specific things: a Study between Bedroom 3 and the living area, a Walk-in Wardrobe between the Master Bedroom and Master Bath, and a Household Shelter in place of the Utility room. The Premium has the Utility and no Household Shelter; the Premium + Study has the Household Shelter and no Utility.

4 Bedroom Floorplan Layout

Two layouts, 49 units. Type D2 at 1,518 sqft accounts for 48 of them, across Block 800 stack 03 and Block 802 stack 10, rising to 1,851 sqft on the 24th storey with a 31 sqm void. It is the second of the two built show units. Type D1 is a one-off at 1,453 sqft, the single unit at Block 802 #01-16, with a Private Enclosed Space in place of a balcony.

D2 carries three full bathrooms plus a WC: a Master Bath off a Master Bedroom with Walk-in Wardrobe, Bath 2 configured as a Jack and Jill between Bedrooms 2 and 3 with a door into each, and a separate Bath 3 serving Bedroom 4. D1 carries two full bathrooms plus a WC. Both have the dry and wet kitchen split, a Yard and a Household Shelter, and both take the gas hob and gas water heater. The Jack and Jill arrangement is the detail to look at on the plan: it saves the corridor a door but means Bedrooms 2 and 3 share.

5 Bedroom Floorplan Layout

One layout, Type E1, 23 units in Block 802 stack 16 on storeys 2 to 24, and the largest home in the development at 1,690 sqft, or 2,034 sqft on the 24th storey with a 32 sqm void. The 1st storey of that stack is the one-off D1.

Against the 4 Bedroom it removes a common bathroom and adds a Junior Master suite: a Master Bedroom with Master Bath and Walk-in Wardrobe, a separate Junior Master Bedroom with its own Junior Master Bath, and Bedrooms 3, 4 and 5 sharing Bath 3, plus the WC off the service area. Three full bathrooms and a WC, the same count as the 4 Bedroom but distributed for two households rather than one. It also gains a dedicated Store alongside the Household Shelter and keeps the dry and wet kitchen split and the Yard. Twenty-two lighting points and twenty-eight 13A power points, the heaviest electrical provision on the schedule.
